ZAED Comprehensive Signage Plan

Purpose

In order to encourage uniform and aesthetically acceptable signs among tenants in multi-tenant buildings, it is necessary for a Comprehensive Signage Plan (CSP) to be submitted for review and approval by the Department of Planning.

How to Apply

Comprehensive Signage Plan applications may be submitted online, via the MAPPS, Maui’s Automated Planning and Permitting Solution.

You must have a MAPPS Custom Self Service (CSS) account in order to apply online. Complete the information in all the steps in MAPPS CSS then upload the required documents related to your application.

Comprehensive Signage Plan Application Requirements

  1. Ownership documentation for the recorded owner(s) / lessee(s) for each lot.
    1. For any lot that is not owned by an individual(s) (e.g. corporations, trusts, LLC’s etc.), submit documents identifying the individual(s) authorized to sign on behalf of the owner(s).
    2. For any lot not where the applicant is not the owner submit a letter(s) of authorization from the legal owner(s) giving permission to allow the applicant to represent the owner(s) on this application.
  2. A Proposed Comprehensive Signage Plan (CSP) that includes the following minimum requirements:
    1. Title Page & Table of Contents:
      1. Include the project name, lot address, and the Tax Map Key (TMK) of all properties included in the CSP.
      2. Include the page numbers of Items b through d, below. 
    2. Location Map: 
      1. Identify the subject property, surrounding properties, and nearby streets. 
    3. A Sign Table that includes all potentially shared signs such as Ground, Building ID, and Directory on the lot. 
      1. Use the blank Sign Table template to fill out your sign information 
      2. Include the following statement in the sign table: 
        • “All business ID signs will be generally located above each business entry door, or centered between the demising walls of the tenant space.” 
    4. A copy of a Lot Site Plan that must be drawn to scale, measured in feet and inches, and showing:
      1. The complete lot including the metes & bounds for each TMK 
        1. The Lot Frontages for the length of a side(s) of the lot facing an adjacent street or public right of way etc. 
      2. Label or number each building clearly 
        1. The Building Frontages for any building that will contain a Building ID or Directory sign
      3. The building frontage is the length of a building side, facing an adjacent street or public right of way.
      4. The Building Setbacks for any building that will contain a Building ID or Directory sign 
        1. The building setback is the shortest distance between a building and a lot line adjacent to a street, measured perpendicular to the face of the building.
      5. The Ground Signs (if any). 
        1. Include the location, orientation, and distance to the property line(s) of each ground sign.
